OUR POLICIES

Otter Creek Inn is an exclusive property where every guest reservation is both important and special to us.

All reservations must be guaranteed with advance payment of the cost of a night’s stay including tax. Cancellations with more than 48 hours of notice will entitle you to a full refund of the deposit minus a 10% processing fee. Failure to cancel with more than 48 hours of notice will necessitate a forfeiture of the entire deposit amount. No refunds for early departures.

Our property provides security and privacy with a self check-in process. It is not necessary to present your card to us in person once on the property. Once the 48 hour cancellation window has closed prior to your stay, we reserve the right to charge any remaining balance on the reservation to satisfy the total stay amount to the card on file electronically. Failure to process this payment will automatically flag in our system and your automated text message with our daily door code will not be sent out to the cell phone number on file until the outstanding amount is paid. We will reach out to you directly if that payment fails in order to secure an alternative payment method, at which time our system will enable your automated text message so that you can access the property at check-in.

This reservation is based upon a maximum double occupancy unless otherwise indicated. Each of our suites feature one bed only; please note that we do not provide rollaway beds. If you have an extra person in your party, please call us directly to get prior approval.

This is an adult only location. All members of your party must be 21 or older and must have photo ID to satisfy local and state liquor laws. Our property provides incredible amenities that include alcohol; guests must comply with applicable laws in order for this amenity to be provided. Failure to comply will result in complimentary alcohol privileges being revoked for the entirety of your stay both for you and all other guests in our home.

Each of our suites is uniquely decorated with high quality furniture, bedding, and decor. Stains or damage of any kind, even those that can be treated or repaired will result in a cleaning fee of no less than $50. Extensive damage to furniture, bedding, or decor may result in a charge which includes both the replacement cost of the item(s) and a sourcing fee.

We love our four-legged companions, but unfortunately we do not allow pets at this time. Discovery of a pet's presence upon checkout will result in a $200 cleaning fee.

Unauthorized guests not listed on the official reservation found to be occupying your room while one of the primary guests is not on premises could result in removal from the property and all monies and future nights forfeited.

Absolutely no smoking inside at any time, including e-cigarettes and/or other vaping products. Failure to comply will result in a $200 smoking fee. Designated outdoor smoking areas are available. Please inquire prior to or upon arrival.

Theft of any kind will result in a charge to the card on file which includes both the replacement cost of the item(s) and a sourcing fee. Many of the items in our home are antique and bespoke; some are irreplaceable. Please respect the ambience and atmosphere we have crafted for you by resisting any temptation. If you absolutely love an item, please speak to one of the owners at any point during your stay. For the right price, we may be able to come to an agreement so that you can take the item home legitimately.

We have a zero tolerance policy for drugs and all related paraphernalia on premises. Local, county, or state decriminilization of any substance does not apply while on our property. Discovery of any residue, substances, or said paraphernalia will result in a $250 substance abuse fee. Presence of an odor of any illegal substance is grounds for the fee regardless of physical proof. Photographic evidence will be obtained at any time during your stay once alerted to the conduct, and law enforcement will be involved. We reserve the right to refuse your business and will escort you off the premises, and any remaining nights and monies on the account will be forfeited. No exceptions.

Check-in: 3:00 PM - 9:00 PM. Late check-ins are permitted; we simply ask that you enter our home quietly any time after 9:00 PM - even after initial arrival - since we do not have a traditional hotel lobby and you could disturb guests who are already sleeping.

We want your first impression of the property to be spectacular, and ensuring that often requires every moment between checkout and check-in. Therefore early check-ins are not permitted. Unlike large hotels, we do not have a large inventory of similar room types that are cleaned early enough to accommodate an early arrival.

Checkout: 11:00 AM.

Checkout time must be met to allow cleaning to be completed for the next guest(s). Guests that occupy the property beyond 11:00 AM without prior approval will be charged a late checkout fee equivalent to $25.00 for each additional half hour of occupancy. Failure to check out before 1:00 PM will result in an additional night's revenue being charged to the card on file regardless of availability for an additional night at the property.

Late checkouts of no more than one hour may be granted without a fee if prior arrangements are made by speaking to one of the owners directly while on premises or over the phone. Late departures requested with support staff will require approval from the owners, and in either circumstance must be requested and approved at least one hour prior to standard checkout. If a late checkout cannot be honored due to limited staffing or prior arrangements made with other guests, we may be able to allow you to spend a reasonable amount of time in our great room after checkout, provided that you fully check out from your room by 11:00 AM so housekeeping can continue their work.

Accepted forms of payment: VISA, Mastercard, Discover, & American Express. Cash is not accepted at this time. Gift certificates can only be honored by booking with us over the phone 21 days in advance of the date(s) requested. If you book on our website or a third-party service and call us afterwards to replace that payment with a gift certificate, we will not be able to honor it at that time. Your gift certificate balance may be carried over to a future reservation provided the expiration date has not been reached. As small business owners, we pay high credit card processing fees both for payments processed and refunded. Reaching out prior to booking saves both parties from undue hardship.

By booking with us, either directly or through a third-party service, you hereby consent to all aforementioned policies.
